Experts squabble all the time about whether a seller should make home improvements first or sell it and let the new buyer make their own improvements. There are valid points on both sides of the argument. Personally, we think that when you are talking about major renovations where you’ll move walls, buy all new appliances, or tack on additions, it’s best to leave that up to the new buyer. They are going to want it the way they like it and not necessarily flock to your style as quickly as they would a blank canvas. Homeowners who add a wooden deck, which costs an average of $9,539 nationwide, recoup an average of 87.4 percent of the project’s cost when they sell the home, according to one report. A solid deck, done by a professional, can make almost any home feel a bit bigger.
  • 2. Turn the attic space into a bedroom. This doesn’t involve heavy construction like additions or expansions do. It’s available space that should be maximized. Converting an attic into a bedroom ranked third of the 35 improvements in one report, returning an average of 84.3 percent of the amount spent.
  • 3. A small kitchen renovation can bring back a large return on your investment. A small kitchen remodel adds an average of 82.7 percent of the project’s cost back to the home’s value. We’re not talking about opening a wall to add a breakfast bar or placing new granite countertops, but a fresh coat of paint on the walls or stain on the cabinets and adding some new fixtures can be easy on the eyes.
  • 4. A basement remodel is another favorite to potential buyers. It is an existing space in the home that can be utilized. This, or course, isn’t the cheapest remodel. Finishing the lower level of a house to include an entertaining area and a full bathroom costs an average of $62,834. Even though a finished basement doesn’t technically add square footage to your home, you can expect to recoup an average of 77.6 percent of the project’s cost when you sell, according to one report.
