As someone in the business of real estate, of course the last thing that I hope for is a deal to fall through. I want every transaction to go smoothly for all parties concerned and have everyone get exactly what they want. However, we all know that in life that just isn’t the way it goes. Sometimes a sale is doomed from the start and there’s nothing that can be done. Any number of things can go wrong during real estate transactions, but here are the main three.

  • The first hiccup that could cause a real estate deal to go south is a lower than contract value appraisal. This became a bigger problem after the 2008 housing crisis and it looks as though it may hang around for a little while. The best way to avoid appraisal issues is for banks and buyers to work closely once a deal is in contract.
  • The second plague to a mortgage deal is an inspection issue. Finding major problems during an inspection can ruin a deal quickly. If the buyers are still interested after a bad inspection, you can bet they are going to want to renegotiate the terms of the contract based on the findings and costs to fix them. It’s important not to let this effect your emotions because, at the end of the day, it’s just business mixed with life.
  • Finally, the third reason that some real estate deal fall apart is simply a case of buyers’ remorse. This is actually more common than you know. A buyer is all excited about a property, puts in an offer, and then starts second-guessing the decision. Sellers should always get a signature on the dotted line and if you don’t think your buyer has everything lined up to move forward — put the house “back on the market.”
